Villa Capanne is a six hundred year old farmhouse, beautifully restored to retain its original charm. It stands at the top of the Antognolla Valley, looking down to the magnificent castle and across the championship golf course.
The property is situated within the Antognolla Estate which provides both privacy and security. Entrance to the Estate is through a guarded entry and guests receive a pass upon arrival to open and close the entry gate.
The main house, Capanne, has four large double bedrooms, simply, yet elegantly furnished. Broadband Internet access is available free of charge in the main villa for guests wishing to bring their own laptop.
The cottage, Capannetta, is adjacent to the main Villa, but separate and self-contained. It also commands views across the rolling hills and forests of the Antognolla Estate.
Main House
The main house, Capanne, is approached through a lovely courtyard, with the first floor still accessible via the original staircase. The main terrace, eating areas, pergola and horizon swimming pool, are adjacent to the main house.
On the ground floor there is a fully equipped kitchen with two ovens, gas range, large refrigerator/freezer, dishwasher, coffee making machine. There is also a breakfast table with seating for six.
Off the kitchen is a laundry and utility room which contains both a washing machine and separate dryer, with ironing facilities. There is also a separate wc.
Leading from the kitchen is a spectacular dining and living room which is presided over by the great fireplace. The antique French oak dining table can seat 8 comfortably or be modified to seat 12.
The living room also has a large satellite TV, with a VCR and DVD. There is also a HI-Fi unit. A selection of videos and CD's are provided for guests enjoyment.
Leading from the main sitting room, down the corridor, there is a large bedroom with a double or two single beds, and an ensuite bathroom with a bath and shower. Off this corridor is also another separate wc.
At the top of the stairs that lead from the main sitting room there is a large games room. This has a snooker / table tennis table, sofa and sitting area and a large selection of board and other games.
Off the games room there are a further three double bedrooms with en-suite bathrooms.
The master suite (yellow room) has large double bedroom, with stunning valley views and ensuite bathroom with shower and hydromassage bath. The 'Pink Room' is a bedroom with two singles or one double and offers an ensuite bathroom with shower. The third bedroom on this leve, the "Green Room" is a bedroom with two single beds or one double bed, with an ensuite bathroom with shower.
Capanetta: Sleeps 4
The second house, Capannetta, is adjacent to the main Villa, but separate and self-contained offering a further two double bedrooms both en-suite.
There is an external covered terrace, with seating for four and stunning views of the surrounding forests, Monte Acuto and the monastery, where you can hear the music of their bells each day .
Capanetta has two double bedrooms, with modern en suite bathrooms (one with hydromassage bath). The fully equipped kitchen has an oven and gas range, large refrigerator/freezer, dishwasher and washing machine.
Gardens
The house is surrounded by 2.5 acres of stunning landscaped gardens with mature olive trees, banks of lavender and a vast array of shrubs.
There is an ‘L' shaped infinity pool with a large surrounding terrace for sun beds and loungers. The sun terrace affords magnificent views of the Antognolla Castle and the estate beyond. The pool is salt water treated and has both shallow and deep ends allowing young and old to enjoy it.
Near the pool is a large covered pergola with seating for 12 and a large gas bbq. There is a separate kitchen garden adjacent to the main house which has its own seating area for 6.
There is undercover parking for 2 cars and ample space on the driveway for other vehicles.

Location
Villa Capanne is situated in Northern Umbria close to the borders with Le Marche and Tuscany and only 15 minutes drive from the bustling university town of Perugia.
